Winning a commercial cleaning contract is a cash-flow problem disguised as good news: you hire and equip a crew in week one and get paid for the first month in week six or eight. Residential work pays by card; commercial work pays on terms; most companies grow from the first into the second.
Residential cleaning is prepaid or card-paid at the visit. Commercial contracts (offices, medical, retail, schools) bill monthly in arrears on net-30, sometimes longer for institutions. Payroll is weekly or biweekly and is the dominant cost. Supplies are bought monthly; floor machines, vacuums, and vans are periodic capital costs. A new contract requires labor and supplies for four to eight weeks before the first payment.
Hypothetically, the first invoice goes out at month end and is paid on net-30: about $26,000 of payroll and supplies before cash arrives. A line drawn for 60 days (hypothetical 14% APR, 2% draw fee) costs about $1,118; once invoicing starts, invoice financing can take over for the ongoing month of float. An advance (hypothetical 1.22 factor, 2% fee, 16 weeks) costs $6,240 and debits weekly through the contract’s ramp-up.
Financeable equipment with a multi-year life; match the term to the contract length and the machines’ life rather than paying for them from the first two months of the account.
