Funding for dry cleaners and laundromats

Laundromats are equipment businesses with steady daily cash; dry cleaners add labor, chemicals, and commercial accounts on terms. Both are frequently bought and sold, which makes acquisition and equipment financing the central questions.

How the money moves

Laundromat revenue is daily, in coin, card, and app payments, and relatively predictable. Dry-cleaning retail revenue is card at pickup; commercial accounts (hotels, restaurants, uniforms) bill weekly or monthly on terms. Costs are dominated by utilities (water, gas, electricity), rent, labor (for cleaners), and machine maintenance. Capital costs are large and lumpy: a bank of washers, a dryer replacement, or a boiler.

Two worked scenarios

Scenario A: replacing eight washers

Hypothetically $96,000 of commercial washers financed as equipment over 7 years at a hypothetical 10% costs about $1,590 a month, secured by the machines, which have a resale market. Distributor financing is common in this trade and should be compared on APR including fees. An advance for the same amount (hypothetical 1.30 factor, 3% fee, 40 weeks) costs $31,680.

Scenario B: buying an existing laundromat

Acquisitions are underwritten on the store’s historical revenue, the lease, and the equipment’s age. Term loans and SBA 7(a) programs (education) are the conventional tools; an advance cannot carry a purchase price.

Questions specific to this business

  • Does the equipment distributor’s financing beat an independent equipment lender on written APR?
  • How old is the existing equipment, and does the lender require an appraisal on used machines?
  • What is the lease term relative to the loan term for a build-out?
  • Do commercial accounts allow assignment of receivables?

Watch for. Utility costs can move sharply; borrowing to cover a rate increase is a margin problem that pricing must fix.

Common questions

Can I finance a laundromat purchase?
Yes; lenders underwrite the store’s cash flow, the lease, and the equipment. Expect a down payment and a personal guarantee.
